If you’re considering selling your I would expect you want to get maximum value and minimum hassle. A market evaluation is not the same as a home market appraisal; an evaluation comes from a real estate professional whereas an appraisal comes from an appraiser. An appraisal is a fee based completely independent opinion of property value. The courts recognize an appraisal whereas a market evaluation is done by a® and carries much less weight in a court. Banks typically do appraisals for mortgaging proposes. A real estate professional does a market evaluation and the nature of these can very between a well researched written document and a verbal on the spot opinion. A home seller is looking at significant fees to list and sell their home through a real estate professional, there is a significant amount of money to be saved, and understandably so. A homebuyer may have some interest in FSBO’s because there may be a good home to see, particularly in a market where there is a low supply of homes.

To some this is a viable option, if the homeowner has a good since of value and a uniquely marketable home and a decent sense of contract law it’s worth considering. But one of the strongest reasons to use a real estate professional is because they have access to put your home on the market. It is the MLS® (Multiple Listing Service) that is the big dog. Anyone looking for a home looks on MLS®, that is where it will be seen and most likely that is where a homebuyer will find your home. If more people have access to your home then it is the most beneficial way of creating interest and perhaps competing interest for your home, and that is the way to get maximum value for your home.
